INTERIOR
** Remove excessive wall hangings, furniture and knick knacks
(consider a temporary self-storage unit)
** Clean or paint walls, ceilings, molding, or doors where scratched, nicked or dirty.
** Have carpets cleaned and re-stretched or replace if worn or dated
** Clean and organize cabinets and closets
(pack out-of-season clothing-remove what you won't use in 6 months)
** Repair all plumbing leaks, including faucets and drain traps
** Clean all light fixtures
** Clean or have house cleaned
(top to bottom...baseboards, windows, ceiling fans, light fixtures, top of fridge...)
** Pack away all small collections and jewelry
** Put out mild air fresheners in the entry, kitchen and bathrooms the day it's going on the market
** Wash windows inside and out
(try Windex outdoor window cleaner-hooks to garden hose!)
** Fix all minor repairs, nail holes and touch up paint.

** Replace all burned out light bulbs.
** Polish faucets, door knobs, hardware, etc.
** DO leave a one or two family photos.
(except in formal living and dining rooms.)
** Remove stuffed trophy heads and/or animal collections of any kind. It's a PC (politically correct) thing, and it "themes" your home.
** Limit toys to one toy box and pack the rest away.
** Remove all kitchen appliances not used daily and only leave the functional kitchen decor items out. Also, keep all food items off the counter and clear off top of refrigerator. Consider not cooking foods with strong odors while on the market.
** Remove all magnets and papers from the refrigerator. If you must have something on the fridge, put it on the side.
** Replace old stove drip pans, vent screens, burners, knobs, etc.
** Clean out garage & remove all the "extras." Leave only tools, lawn equipment, bikes & cars. If you must store things, it's key to show that at least one car does fit in the garage. Rent storage if necessary.
WARNING
** SMOKERS: We know you don't want to hear this, but over 75% of Buyers will not buy a home they think has been smoked in! Two reasons: one, for PC (politically correct) reasons and two, allergies. Freshly painting the entire interior and new carpeting are your best chance for top dollar! Plus, do not smoke in the home while on the market and remove any ashtrays, etc. A home that has been smoked in is the #2 leading reason why Buyers don't buy.
** PETS should go with you for all showings. If it isn't possible and you are gone during the day, consider a crate, kennel or dog run while the house is on the market. Over 50% of buyers are allergic, dislike, or are afraid of pets. This is the #1 reason Buyers won't buy or even enter a home with a pet.
**SMELLS: Buyers can become aware of smoking and pets by the initial smell of the home. Buyers make a decision to consider a home or rule it out in the first 45 seconds. First impressions are crucial. Smells that turn buyers off are smoking, pets, too strong air fresheners, stale odors, and strong cooking odors. Consider not cooking strong smelling foods while your home is on the market.
