** Keep the grass freshly cut
** Apply fresh paint/stain to wooden fences, decks
** Weed and apply fresh mulch to garden beds
** Wash or paint homes exterior
** Ensure gutters and downspouts are firmly attached
** Remove all yard clutter
** Paint the front door
** Clean windows inside and out
** Tighten and clean all door handles
** Remove solar screens from the front of the home or entire first floor if windows highlight rooms.
(dark screens make a home seem unfriendly and cold.) Do place the screens in eye view in the garage so the buyer will see them.
** Plant flowers in pots outside by the front door (along sidewalks and landscaping beds, if needed.)
FOR SHOWINGS
** Turn on all the lights
** Play quiet background music
** Vacate the property while it is being shown
** Keep AC/Heat on when possible
** Open drapes and blinds in the daytime
** Keep pets secured outdoors
** Infuse home with a comforting scent like apple spice or vanilla
** Put out cookies or treats for visitors.
** If you see the buyer/agent...do not disclose anything about the nature of your move or situation-advise kids of this also. (don't let kids say, "Daddy got a new job and we have to move next month or he loses his big bonus and I won't get a puppy!)
