Staging a home has come to mean many things, at least in our real estate business. As trusted advisors to our clients, our staging suggestions include deferred maintenance recommendations, adjusting existing furniture/possessions/decor, interior/exterior improvements, complete staging, or partial staging. A given in staging with clients is that we each have personal opinions based on our respective experience. Staging experience differs from culture to culture...whether it's nationality, north USA vs. the south, city to city, generation to generation, even neighborhood to neighborhood. Communication must include openness and directness as well as great care. After all, our homes are extensions of ourselves and we are vulnerable to feeling like "if our home isn't presentable...then maybe I'm not okay." (LIVING AREA BEFORE STAGING)

 
 

 Our favorite analogy, because it's most simple and understandable of the staging process is this: We want to make your home appealing to as many buyers as possible. Additionally, realtors for buyers appreciate a home that has been staged well-it can tell them the sellers are cooperative and the agent is professional.  We LOVE bright colors, clean lines, contemporary style, and our collection of books and souvenirs...but odds that a buyer will have the same combination of "favorites" are pretty unlikely. Keeping to "typical" symbols of warmth/practicality along with neutral colors are the "safest" staging tips one can implement.(MASTER BEDROOM BEFORE STAGING)

Budget of finances as well as time must be considered. If time and budget do not allow for any or little staging...this should be no problem for an experienced realtor. Just because a home shows terribly does not mean it cannot sell. "Everything has a price tag" is a statement of fact in this case, not a statement about the shallowness of humanity. If an owner does not have the resources to prepare a property for Better Homes and Garden, then we research the current market, costs a buyer would spend to bring it up to respective pricing and Voila!...price the property in the condition that it's in. There's no amount of mold, pet urine, foundation repair, collection of heavy metal albums, collage of family photos, collection of hummell statues, dead grass that cannot be overcome by correct pricing!
